Why buyers look beyond the city limits

Outside the Wrocław city boundary the same budget usually buys a house with a garden instead of a flat in a block. That is the main reason the belt of municipalities around the city — Kobierzyce, Siechnice, Długołęka, Kąty Wrocławskie, Wisznia Mała, Miękinia — has been growing faster than Wrocław itself for years. The second reason is land: the city has almost no affordable building plots left, while a dozen kilometres out the choice is still real.

Price is only half the calculation, though. Check three things before deciding: the actual rush-hour commute (not the distance in kilometres), whether the municipality has school and nursery places, and whether the plot is serviced — water, sewage and gas connections can cost more than the difference in the land price itself.
