With the beginning of 2025, the launch of the 0% Loan program is planned, which is intended to be an alternative to the current programs, such as "Safe Loan 2%" and the family housing loan. The new program, announced by the Ministry of Development and Technology (MRiT), aims to facilitate access to real estate through subsidies for housing loans, which can significantly reduce mortgage costs for Poles. In this article, we will discuss the main assumptions of the program and who can benefit from it.
0% Loan – What is it about?
The 0% Loan program is a new form of financial support, under which the government plans to subsidize housing loan installments for the purchase of the first property or the construction of a single-family house. Over five years, 10-11 billion zł has been allocated for this purpose, which will allow support for approximately 175 thousand loans. The program is primarily aimed at families, but it also provides for support for singles and people in informal relationships. However, the greatest benefits will be obtained by large families, who will be able to take advantage of preferential conditions, such as larger subsidies for loan installments.
Who can benefit from the 0% Loan?
According to preliminary assumptions, the following can apply for the 0% Loan:
• Singles under 35 years of age,
• Individuals with at least one child (regardless of age),
• Individuals who do not own and have never owned an apartment or house, except for owning a share not exceeding 50% in a cooperative ownership right to a flat, acquired by inheritance or donation,
• Families owning no more than one apartment, provided that there are at least three children in the household.
What can the 0% Loan be used for?
The program covers a wide range of financing options, including:
• Purchase of the first apartment (both from the primary and secondary market),
• Construction of a single-family house, including covering finishing costs,
• Housing investments within cooperatives,
• Housing contribution in a housing cooperative,
• Costs of participation in SIM (Social Housing Initiatives) or TBS (Social Housing Association).
It is worth noting that the 0% Loan cannot be obtained solely for renovation or finishing of the property, nor for the purchase of just the building plot. Preferential conditions for large families The program provides additional preferences for large families. Depending on the number of children in the household, the amount of subsidies for the loan will gradually decrease, and for families with three or more children, it will be possible to obtain a loan with an interest rate of 0%. This support will be more accessible for larger families, who often face challenges in obtaining sufficiently high loans.
What subsidies for loan installments?
Subsidies for installments under the program will be differentiated depending on the size of the household:
• 1.5% – for households without children,
• 1% – for households with one child,
• 0.5% – for households with two children,
• 0% – for families with three or more children.
Income and area criteria Income criteria will also be introduced, based on the first tax threshold – the annual gross income cannot exceed 120,000 zł. There is also a surface limit – for single-person households, it is 50 m², and for each additional household member, it increases by 25 m². Summary The 0% Loan is an opportunity to realize dreams of owning an apartment or house at significantly lower loan costs.
