According to data published by Sekocenbud and cited by Bankier.pl, building a square meter of a house in Poland costs an average of PLN 5,550 to PLN 6,000 gross, depending on the province. In Warsaw, the level of PLN 6,200 per square meter has already been exceeded.

What does the cost of building a house depend on?

The price per m² of the house can vary significantly depending on:

1. location

  • Most expensive: Mazovia (Warsaw, Piaseczno, Konstancin)
  • Medium: Lesser Poland, Pomerania, Lower Silesia
  • Cheapest: Podkarpackie, Lubelskie, Opolskie

2. standard of finishing

  • Open shell: PLN 2,800 – 3,500/m²
  • Closed shell condition: PLN 3,700 – 4,500/m²
  • Developed condition: 5,000 – 6,500 PLN/m²
  • Turnkey condition: from PLN 6,000 to as much as PLN 9,000/m² depending on the project

3. construction technology

  • Traditional masonry: the most common choice, stable price
  • Prefabricated houses: faster, but in 2025 often more expensive (logistics costs)
  • Energy-efficient technologies (e.g., passive): require a higher start-up budget

  • Higher energy efficiency (lower bills in the future)

Disadvantages:

  • Risk of exceeding the budget
  • Rising contractor costs and inflation
  • Strict control of work progress required
