Why buyers look beyond the city limits
Outside the Wrocław city boundary the same budget usually buys a house with a garden instead of a flat in a block. That is the main reason the belt of municipalities around the city — Kobierzyce, Siechnice, Długołęka, Kąty Wrocławskie, Wisznia Mała, Miękinia — has been growing faster than Wrocław itself for years. The second reason is land: the city has almost no affordable building plots left, while a dozen kilometres out the choice is still real.
Price is only half the calculation, though. Check three things before deciding: the actual rush-hour commute (not the distance in kilometres), whether the municipality has school and nursery places, and whether the plot is serviced — water, sewage and gas connections can cost more than the difference in the land price itself.

How the directions differ
The south — Bielany Wrocławskie, Kobierzyce, Smolec and Kąty Wrocławskie — is the most developed direction: the A4 motorway, large retail parks and the highest prices in the whole suburban belt. The east, meaning Siechnice, Święta Katarzyna and Dobrzykowice, is bought for the short commute to the centre and its new detached housing.
The north — Długołęka, Wisznia Mała, Ligota Piękna and Pęgów — offers the most houses in the mid price bracket and good access via the S5. Beyond that lie self-standing towns: Oborniki Śląskie and Trzebnica with their spa character, and Oleśnica, Oława, Jelcz-Laskowice and Środa Śląska with their own job markets and rail links to Wrocław — prices there are the lowest and listings repeat the least.
