Secondary housing market in Poland – Q2 2025: price adjustments and more bargains for buyers

In the second quarter of 2025, the secondary real estate market in Poland has brought a number of interesting developments that could be a good opportunity for those looking for a larger apartment. In many provincial cities, the prices of 2- and 3-room apartments have begun to fall gently, making this period a favorable time to buy property.

Housing price declines – where is it cheaper?

According to an analysis by Nieruchomosci-online.pl, in the second quarter of 2025, prices of 2-room apartments fell in 8 of 18 provincial cities – including Warsaw, Łódź, Katowice, Białystok and Szczecin. The average adjustment ranged from 1 to 5%. In contrast, prices of 3-room apartments fell in as many as 9 cities, with the largest reduction recorded in Katowice.

In cities such as Wroclaw, Krakow and Gdansk, prices remained relatively stable (less than 1% change). Interestingly, in Kielce and Zielona Gora, prices of 3-room apartments continued to rise, which may indicate that these locations are chasing the national average.

Bachelors hold their price

While larger apartments have cheapened, studios continue to maintain high prices. Eight provincial cities, including Krakow, Gdansk and Bialystok, saw an increase in average offer prices per square meter – although they did not exceed 4%. Only in Warsaw, Katowice and Rzeszów did studios gently decrease in price.

Annual price comparison – Warsaw loses the most

Comparing Q2 2025 to the same period a year earlier, Warsaw saw a drop in average offer prices for studios by about PLN 1000/m², and for 3-room apartments by PLN 600/m². In Wrocław, declines were slightly smaller – in the case of 3-room apartments by an average of PLN 300/m². In Gdansk, on the other hand, prices continued to rise, especially in the investment segment on the Motława River.

Is it a good time to buy an apartment?

Although the May rate cut did not bring an immediate boost to the market, a higher number of listings is visible – up 4% more than in Q1 2025. Prices have begun to correct, which could mean more room for negotiation and a chance to buy property at a more attractive price.

Buying an apartment from the secondary market has many advantages:

  • greater choice of locations and meters,
  • lower cost of finishing (no developer condition),
  • faster move-in,
  • price negotiability.
