Energy Performance Certificate — a legal requirement for every transaction
Since April 28, 2023, an energy performance certificate (EPC) is mandatory for every property sale or rental in Poland. Without it, a notary cannot execute the deed, and property portals like Otodom require the energy class in every listing.
At Atlant Estates we handle the entire process — one request from you, and we arrange a certified auditor, schedule the inspection, and deliver the finished document.
What does our service include?
- Certified auditor selection — we work with licensed energy assessors registered with the Ministry of Development.
- On-site inspection — the auditor visits the property, measures floor areas, and documents heating and ventilation systems.
- Calculations and registration — the result is calculated per the official methodology and registered in the Central Register of Energy Performance of Buildings.
- Document delivery — you receive the certificate as a PDF and a printed original with an official stamp.
How long does it take?
Standard turnaround is 3–5 business days from the auditor's visit. Express service can reduce this to 24 hours.
How much does it cost?
The price depends on the property type and size. Indicative rates for Wrocław:
- Apartment up to 60 m² — from 350 PLN
- Apartment 60–120 m² — from 450 PLN
- Detached house — from 600 PLN
- Commercial premises — individual quote
When do you need a certificate?
- When selling — the notary requires it before signing the deed.
- When renting — the tenant is entitled to receive a copy.
- When listing — portals require the energy class.
- When a building is commissioned — obligation of the developer/investor.
