Frequently asked questions
How does an "occasional lease" (najem okazjonalny) differ from a standard rental agreement?
An occasional lease is a special form of agreement with a notarial annex that gives the owner extra protection if there are problems getting the tenant to vacate the flat. A standard rental agreement requires no such formalities but offers the landlord less protection.
Does Atlant Estates screen tenants before the agreement is signed?
Yes, before signing we verify the tenant’s reliability, which increases the owner’s security and reduces the risk of problems during the tenancy.
Can I rent a flat in Wrocław for a short period, e.g. by the night?
Yes, our database includes both long-term rentals and flats available by the night or for a few months — for example for people relocating for work.
What documents do I need to rent a flat?
Usually an ID document and proof of income are enough. An occasional lease additionally requires a declaration of submission to enforcement and an indication of a replacement property.
Does Atlant Estates manage rentals on the owner’s behalf?
Yes, we provide full rental management — from finding a tenant to ongoing settlements — so the owner does not have to handle it personally.
What determines the rental price of a flat in Wrocław?
The price depends primarily on the location, floor area, standard of finish and extras such as a balcony or parking space. Current rates can be checked in our listings database, or ask an agent to price a specific property.
