What is medium-term rental?

Medium-term rental is a form of rental for a period of 1 to 6 months, aimed at people who do not need a one-year contract (as in long-term rental), but at the same time want to stay longer than a few days (as in short-term rental).

This form of rental is primarily used by:

  • contract specialists,
  • people in the process of professional or personal relocation,
  • foreign students on exchange,
  • digital nomads,
  • people from Ukraine planning a longer stay in Poland.

Who is medium-term rental for?

From the perspective of investors it is an excellent solution for those who want to:

  • achieve higher returns on investment than in long-term rental,
  • not engage as intensively as with short-term rental,
  • have greater flexibility and control over their portfolio of apartments,
  • reduce the impact of seasonality.

As market experts say, medium-term rental can generate up to 30% higher profits than long-term rental, with significantly less effort than daily rental.

What apartment is suitable for medium-term rental?

The truth is that almost any apartment can be adapted for medium-term rental, provided that a few key conditions are met:

  • good location, close to public transport or with a parking space,
  • fully equipped – from a washing machine, through an oven, to an iron and vacuum cleaner,
  • fast internet – this is one of the most important criteria for tenants,
  • comfortable space for work and living, also for people working remotely.

Apartments that do not work are usually hotel-type premises – small kitchenettes, lack of workspace, low functionality.

How much does it cost to adapt an apartment?

If you want to convert your apartment from long-term or short-term rental to medium-term, you need to invest in basic equipment. The cost of adapting an apartment is on average about 3500 zł, and this investment pays off very quickly thanks to higher rental rates.

Can short- or long-term rental be converted to medium-term?

Yes! It is enough to:

  • in the case of long-term tenants: equip the premises with everyday appliances,
  • in the case of short-term tenants: ensure that the kitchen and living space are functional and complete (e.g., adding an oven, microwave, desk).

Medium-term rental allows for a quick adaptation to market needs and increases the profitability of the premises.

Where to look for clients for medium-term rental?

The demand for medium-term rental is constantly growing, and competition is still relatively low. Clients are looking for offers on:

  • advertising portals (OLX, Otodom, Facebook Marketplace),
