Data from the Central Statistical Office indicates a clear decline in the number of new constructions and apartments delivered for use. In February, developers completed only 8501 apartments, which is a decrease of 4.6% compared to the previous year. Individual investors also cannot boast significant successes, although their results are slightly better.

Decrease in the number of new constructions

Even greater concern arises from the number of new constructions started. In February, developers did not exceed the threshold of 10,000 new units, which is the worst result in eight years, except for the deepest trough at the beginning of 2023. The declines reach 11.7% compared to 2025 and as much as 32% compared to 2024.

Impact of winter on construction activity

This year's winter has been particularly harsh, which may have affected the pace of new investments. However, even taking this factor into account, the results are significantly below expectations. It seems that the construction industry faces a serious challenge to make up for these losses in the coming months.

Building permits as a ray of hope

Despite the unfavorable weather, officials have shown effectiveness in issuing building permits. In February, permits were issued for 15,720 apartments, the highest result in four years, representing a 17.4% year-on-year increase. These permits could become the foundation for future investments, although the realization of these projects may be hindered by current market conditions.

High prices of building materials, rising labor costs, and limited access to mortgage loans are just some of the challenges facing developers and individual investors.
