We are observing a continuous increase in construction plot prices in Warsaw, where the average price for a 10-are plot is approaching 1 million zł. This phenomenon is not limited to the capital — similar increases are also visible in other large cities such as Poznań, Wrocław, and Lublin.

In the fourth quarter of 2025, plot prices in Warsaw rose by 6.3% compared to the previous quarter, and by as much as 13.9% year-on-year. Are these increases surprising? Not necessarily, if we consider the limited supply of land in large cities and the constantly growing demand for real estate.
