In the second quarter of 2025, the secondary real estate market in Poland brought a number of interesting changes that may be a good opportunity for those looking for a larger apartment. In many provincial cities, the prices of 2- and 3-room apartments began to slightly decline, making this period a favorable time to purchase property.

Price Drops for Apartments – Where Are Prices Lower?
According to an analysis by the website Nieruchomosci-online.pl, in Q2 2025, in 8 out of 18 provincial cities, the prices of 2-room apartments fell – including in Warsaw, Łódź, Katowice, Białystok, and Szczecin. The average correction ranged from 1 to 5%. Meanwhile, the prices of 3-room apartments dropped in as many as 9 cities, with the largest decrease recorded in Katowice.
In cities like Wrocław, Kraków, and Gdańsk, prices remained relatively stable (changes below 1%). Interestingly, in Kielce and Zielona Góra, the prices of 3-room apartments continued to rise, which may indicate these locations are catching up to the national average.
Studios Hold Their Value
While larger apartments became cheaper, studios still maintain high prices. In 8 provincial cities, including Kraków, Gdańsk, and Białystok, an increase in average listing prices per square meter was recorded – although it did not exceed 4%. Only in Warsaw, Katowice, and Rzeszów did studios slightly decrease in price.
Annual Price Comparison – Warsaw Loses the Most
Comparing Q2 2025 to the same period a year earlier, Warsaw recorded a decrease in average listing prices for studios of about 1000 zł/m², and for 3-room apartments of 600 zł/m². In Wrocław, the declines were slightly smaller – for 3-room apartments, the average drop was about 300 zł/m². In Gdańsk, however, prices continued to rise, especially in the investment segment along the Motława River.



Is This a Good Time to Buy an Apartment?
Although the May interest rate cut did not bring immediate market revival, a greater number of listings are visible – as much as 4% more than in Q1 2025. Prices have begun to correct, which may mean more room for negotiation and the chance to purchase property at a more attractive price.
